The Planning and Zoning Commission voted unanimously Wednesday to approve a zoning map amendment that changes the zoning of an approximately 1.669-acre tract at 1013 West Spring Street from C-1 (General Commercial) to R-1 (One-Family Residential) (ZCH-205-002).
Planner Sergio, representing Development Services, said the amendment was proposed because the property is already used as single-family residential and therefore does not align with C-1 zoning. Staff also notified adjacent property owners on Boundary and Dougalay Street to offer them the same opportunity to pursue rezoning in future agendas and to clean up irregular mapping where zoning lines did not align with property lines.
The public hearing for the item drew no speakers. Staff recommended approval, and the commission approved the rezoning unanimously. The approval is a recommendation to City Council; the change must be adopted by ordinance to take effect.
Sergio said the city is attempting to “clean this up” because mapping anomalies left some interior lots incorrectly zoned C-1; the process will help affected residents request the change without needing to complete a full rezoning application on their own.
