Council approves zoning for Troponin Sports soccer and futsal complex in South Arlington

The Arlington City Council approved a planned development for the Troponin Sports complex, a multi-phase indoor/outdoor soccer and futsal facility proposed on roughly 10.64 acres north of East Eden Road and east of Silo Road.

Nikki Moore, representing MMA Land Development, presented the project as a three-phase complex: phase one for outdoor fields, warm-up areas, concessions and restrooms; phase two for a roughly 24,000-square-foot structure with two indoor fields and ground-floor retail; and a smaller restaurant pad as a third phase. Moore said the design includes a vegetation row along the parking area to visually buffer adjacent residences, a PA system for emergencies and a lightning-warning system. “Those will be prohibited,” Moore said when describing crowd-noise controls, referring to drums and loud musical instruments.

Council members pressed staff and the applicant on neighborhood outreach, noise and traffic. Moore said she had contacted nearby residents on Snapdragon and other streets and that several respondents supported the project. She said the complex is expected to operate largely in after-school hours and on weekends and that scheduling would avoid primary dismissal times to reduce traffic conflicts with nearby Seguin High School and Ashworth Elementary.

Councilmember Hunter and other members praised the proposal’s potential community and youth benefits. Councilmember Gonzales moved to approve the PD; Councilmember Galante seconded and the motion passed.

The applicant said the project plans to use advanced lighting technology to limit light spillage, prohibit loud instruments and install tree plantings and buffers along residential edges. Staff noted the PD contains design commitments for buffers, noise mitigation and lighting and that additional technical approvals will occur during permitting.
