Mesquite planning commissioners approve two‑lot residential replat on Mesquite Valley Road

The Mesquite Planning and Zoning Commission approved a residential replat for two parcels at 2185 and 2231 Mesquite Valley Road on Feb. 10, 2025. The commission voted 7-0 to approve application PL0924-0234, allowing the existing metes-and-bounds divisions to be recorded as formal lots that meet the city’s subdivision and zoning requirements.

Garrett Langford, with the Planning and Zoning Division, told commissioners the properties were originally part of Lot 10 in the Alma Heights addition but later were divided by a metes-and-bounds survey rather than a replat. "For him to get a building permit, he needs to go through the proper replat process," Langford said, explaining that the replat does not change the boundary lines but makes the two parcels legal lots for development under the city’s zoning and subdivision regulations.

Langford said one parcel is designated planned-development (PD) single-family and the other is zoned agricultural; both proposed lots meet minimum size requirements for their zoning. Staff reported that the required public notices were mailed within the statutory 200-foot area and that, as of the hearing, no public responses had been received. Staff recommended approval, and the commission approved the motion made by Commissioner Arnold and seconded by Commissioner Meaghan, 7-0.

The approval formalizes the lots so the property owner may pursue building permits for single-family homes. The record of the hearing and staff report are part of the official case file for PL0924-0234.

The commission later moved to other public hearings on the agenda.
