ANGLETON, Texas — The Angleton Planning and Zoning Commission on Jan. 2 recommended that City Council approve a replat of the Vera Subdivision at 2001 North Valdez Street that adjusts a rear lot line and shifts a water easement, subject to conditions from the city engineer and coordination with the Angleton Drainage District.
The replat converts the referenced property into a 7.732-acre, one-block subdivision with two lots and one reserve and shows one lot zoned Commercial General (CG) adjacent to property zoned Single-Family Residential (SF-7.2). City planning staff said the change is a minor shifting of the rear lot line to accommodate development of a self-storage parcel and a drainage reserve; staff noted that the water easement is being shifted, not removed. “They’re not getting rid of the water easement, but basically shifting it,” a city planning staff member said during the hearing.
The commission opened and closed the public hearing with no members of the public speaking. Staff told the commission the city engineer had reviewed the proposed replat and that the commission’s recommendation should be conditioned on engineering notes, including coordination on the detention pond with the Angleton Drainage District.
Commissioner Townsend moved to approve the replat recommendation subject to the city engineer’s and Angleton Drainage District’s conditions; Commissioner Berry seconded. The commission approved the motion by voice vote and recommended the replat to City Council for final consideration and approval. The motion and vote were recorded as a voice vote; numerical tallies were not specified in the meeting record.
Representatives for the property were present at the hearing; two individuals identified as Baker and Lawson were available to answer questions about the plat, according to staff. Staff also said the rezoning for the parcel occurred in 2022 and that the proposed layout and easement shift were shown on the attached plat submitted to the commission.
