Greystone builder reports subdivision at 50% built; Adams Homes says lots selling faster than being built

City staff and Adams Homes gave a Feb. 26 update on the Greystone subdivision. Kaylee Guidry, builder superintendent for Adams Homes, said of Greystone's 111 lots, 55 houses were complete—"right at 50%"—and two more would push the development past the 50% built threshold this week.
Guidry said Adams Homes plans to start four homes per month and currently has eight homes in progress. The company primarily builds spec homes for sale but allows buyers to purchase specific lots. "We're selling faster than we can build," Guidry said; she also said one spec home finished in summer remained unsold.
Council members asked about homeowners association status and amenities. Guidry said the HOA remains under the original developer's control (APM/Apple Homes or similar referenced in the discussion) and has indicated it will outsource HOA management; there is no constructed park in the subdivision, only a large green space and detention at the rear. The rear gate on North Remington remains locked.
Staff said the developer was maintaining unbuilt lots and that the detention pond was being kept in satisfactory condition. Council discussed public notice to nearby streets about traffic changes once more lots are occupied. Estimated buildout timeline: with roughly 46 remaining lots and a projected four starts per month, staff and the builder placed completion roughly in the two‑year range, subject to sales pace and permitting.
