The Williams County Planning and Zoning Commission approved a variance that permits a roughly 1.08‑acre lot to remain in the rural residential zoning district even though it falls short of the district’s normal minimum size.
Michelle, planning staff, said the parent parcel is approximately 10 acres in the rural residential district and that the proposed split would produce an 8.97‑acre lot (meeting the district minimum) and a 1.08‑acre lot for a modular home. The applicants were approved for a conditional‑use permit in October 2023 for a second dwelling and have since moved a modular home onto the property. They said they intend to keep the modular unit for office and work space and are not planning to sell the small lot; the subdivision is being pursued to obtain bank financing for construction of a permanent home on the larger lot.
Staff confirmed the existing septic system is sited to serve the 1.08‑acre parcel and that Upper Missouri District Health has been consulted. Hebron Township recommended approval and the commission voted to approve following staff recommendations.
Recordation of the plat will be contingent on standard county review and final conditions in the staff report.
