Williams County commissioners approved a minor subdivision for landowner Steve Mortensen that will create four 10‑acre rural residential lots and an 80‑acre agricultural remainder from a roughly 120‑acre parent parcel in Round Prairie Township.
Mortensen told the commission the lots have drawn interest from people wanting to build in the area; he said utility access (power and rural water) exists on the west side and that some road and water extensions will be needed to serve the eastern lots. Round Prairie Township had described itself as undecided and listed concerns about easements into the third and fourth 10‑acre lots, safety of access and whether the new lots would compete with existing lots in the nearby Rolling Hills Subdivision.
Mortensen said a development agreement and road‑maintenance agreement would be prepared for the private access road proposed into the subdivision. Commissioners voted to approve the minor subdivision following staff recommendations; recordation will be contingent on standard county department reviews and execution of required development agreements.
