WIMBERLEY — The Wimberley Planning and Zoning Commission voted to recommend the city council approve a zoning amendment (ZA25-002) to change a 1.05-acre parcel at 615 Sunset Drive from single-family residential (R2) back to residential acreage (RA), effectively restoring a contiguous 10-acre parcel.
Nathan, city planning staff, said the 1.05-acre lot originated when a single 10-acre tract was subdivided in 2015 as the Boyles Home Subdivision. The current owners have applied to vacate that single-lot subdivision so the parcel would revert to the original RA zoning. Staff recommended approval, saying the small lot is not a suitable building site given steep topography and that reverting to RA would make the zoning consistent across the parcel.
During the public hearing Rosemary Barta, who lives at 15 Meridian Drive directly behind the 1-acre parcel, told the commission she and nearby neighbors understood Pedernales Electric Cooperative (PEC) had installed an underground utility box years ago to serve the smaller lot and that a plat note had committed to underground utilities for that lot. She asked whether that commitment would vanish if the plat is vacated. Nathan answered that if city council vacates the plat the plat notes and restrictions on that plat would disappear, and that protection would need to be pursued separately at city council.
Commissioners discussed that vacating a plat is a rare procedural step and that underground-utility commitments are part of plat notes handled as part of the vacate/plat review at city council. The commission voted to recommend approval of the zoning amendment to city council.
