The Wimberley Planning and Zoning Commission recommended that the city council approve a conditional use permit (CUP25-004) to operate a non-owner-occupied short-term rental (STR2) at 110 Malone Drive.
City planning staff described the property as being across the river from an existing riverfront rental and said the applicant, identified in the staff report as Charles Boatwright, seeks STR2 status for a property limited to a maximum of four guests. "They're requesting short term rental two ... with a maximum of 4 guests," Nathan, city planning staff, said while presenting the application. Staff confirmed the septic system is adequate and that parking is available in the driveway, and reported the application had been properly noticed.
The commission opened a public hearing and heard no objections from neighbors. After a brief exchange clarifying that the road turns into private driveways and that the parcel sits adjacent to other rental homes, a commissioner moved to recommend approval, a colleague seconded, and the commission voted in favor.
The transcript record shows staff noted building permits had been pulled for interior remodeling. No additional operational conditions, special occupancy monitoring or enforcement steps were recorded during the commission’s discussion. The commission’s recommendation will be forwarded to the Wimberley City Council for final action on the CUP.
