Wimberley City Council voted April 17 to vacate the Boyle’s Home one-lot subdivision at 615 Sunset Drive and to change the zoning for that 1.05-acre area back to Residential Acreage (RA).
City staff said vacating the plat will return the configuration to a single 10-acre parcel (it had been split into 9 acres + a 1-acre lot) and that the vacate action will be recorded at the Hays County Clerk’s office with “vacated” written across the older plat. Staff recommended approval, noting the 1-acre lot is steep and not an ideal home site and that vacating reduces density.
The council also held a separate public hearing and approved a zoning amendment to change the zoning on the 1.05 acres from Single-Family Residential 2 (R2) back to Residential Acreage (RA). Staff explained the lot had been rezoned to R2 in 2015 to accommodate the subdivision; restoring RA creates consistent single zoning across the larger property. Council approved both items unanimously.
Staff noted a plat note restricting utilities to underground would be removed by vacating the plat, and that certain requirements (for example, minimum lot sizes for septic systems) may affect future development; staff referenced a typical minimum lot size of 2.5 acres for septic suitability and said RA has a 5-acre minimum lot size.
The vacate and subsequent zoning amendment are intended to simplify the land record and reduce the risk of conflicting zoning designations on the same property. Any future requests to subdivide or change zoning would require the standard public process.
