The Wimberley Planning and Zoning Commission approved a replat of Lot 38, Paradise Hills Section 2 (300 Sunrise Drive) that divides roughly 10.79 acres into additional lots, the commission decided during its March 19 meeting.
City planning staff told the commission the applicant had received a variance to the city’s steep-slope ordinance from the Wimberley City Council and that the subdivision now meets the city’s subdivision and zoning code. "So staff recommends that at this point, we're ready to approve this replat," Nathan, city planning staff, said during the public hearing.
The commission opened a public hearing on the replat, received no public opposition or discussion, and voted to approve the plat after a motion and a second. Commissioners indicated the variance previously granted by council addressed the steep-slope issue that had delayed subdivision approval.
No conditions, infrastructure changes, or mitigation measures were stated on the record beyond staff’s confirmation that the proposal meets applicable subdivision and zoning requirements. The motion passed and the commission recorded the item as approved to be forwarded as its recommendation to city council.
The replat application referenced the Thomas Carruthers survey and identified the site as being in Paradise Hills Section 2 at 300 Sunrise Drive.
