Council approves preliminary plat for Stony Brook Park subdivision at Rumfield Road and Stony Brook

The North Richland Hills City Council on March 3 approved the preliminary plat for a roughly 7.993-acre subdivision called Stony Brook Park at the southeast corner of Rumfield Road and Stony Brook Drive (Plat25-0084).
Clayton Husband, planning staff, described the parcel and noted two waivers the Planning and Zoning Commission recommended: a waiver of masonry screening-wall requirements for two corner lots and permission to locate electric and communications facilities at the front of some lots rather than the rear. "The planning commission did approve the plat," Husband said; the council voted to approve the preliminary plat subject to Development Review Committee (DRC) comments.
Applicant Keith Hamilton, representing Graham Hart Home Builders, said all lots comply with the R-2 zoning and that the plat will yield about 31 lots. Councilmembers asked whether the south-side street would align with the adjacent existing street; staff said they would align it as closely as possible.
The council’s approval was contingent on addressing DRC comments before final plat and construction. No additional waivers or variances were required beyond those already approved by the Planning and Zoning Commission.
Motion: approval of Plat25-0084, subject to Development Review Committee comments. Vote: 7-0 in favor.
