Breckenridge Planning and Zoning approved a recommendation to replat two adjoining lots at 612 and 614 West Wheeler into a single parcel to allow construction of a single-family home.
The action occurred during a brief agenda item after the panel opened and closed the public hearing with no members of the public speaking. The commission also approved the minutes from its Feb. 24, 2025, meeting earlier in the session.
Planning staff described the replat in background materials, noting a 200-foot notice to nearby property owners and showing a survey that marked the two existing lots as the parcels to be combined. “That’s the 200-foot notice,” Planning staff said while pointing to the meeting packet, and added that the survey shows the two lots that will become one. Staff said the combined lot would be about 14,000 square feet, “it’s a hundred by 142,” and confirmed parcel identifiers when asked: “I believe so. Yes.”
A motion to recommend approval of the replat was made and seconded, and the panel voted in favor. The transcript records the motion, a second and the chair asking, “All in favor? Yes, sir,” but does not record individual vote names or a roll-call tally.
The replat application was described in staff materials as affecting property legally described as Brown Addition, Block 4, Lots 5 and 6. The applicant intends to use the combined lot for a single-family residence; no building plans or final permits were discussed or approved at the hearing.
The panel adjourned shortly after the replat item. Planning staff said they will send an email about the next scheduled meeting, noting a tentative change from April 14 to April 28.
