Greenville approves industrial district agreement for Polaris distribution center

The Greenville City Council unanimously approved an ordinance authorizing an industrial district agreement with Project Quad (Polaris Corporation) to provide city services to a site outside city limits.
Greg Sims, a staff member who presented the item, said the company plans a roughly 400,000-square-foot distribution warehouse on about 45 acres in the city—s industrial park and estimated an investment of approximately $68 million and about 67 jobs with an average annual salary near $55,000. "This is a project we've been working on for a couple of years," Sims said during the presentation.
The council packet and Sims— remarks said the building would store Polaris accessory items and operate a pick-and-pack distribution setup. Sims described the site as north of Highway 380 near the Highway 69 loop with a railroad to the south; he said Polaris expects 60 to 65 truck trips per day once the facility operates.
Why it matters: city staff and the Greenville Board of Development (GBOD) portrayed the agreement as the final piece of a local incentive package that already included a county tax abatement and related incentives. Sims said the county approved a 10-year, 50% tax abatement on the building and equipment and a Chapter 381/Freeport-equivalent agreement covering 20 years; the GBOD will convey the development land. Mike McKelwee, identified in the meeting as a project broker, and GBOD members were present and mentioned as project partners.
Council members asked procedural and site questions; Sims told the council Polaris will submit full plans to the city when ready to build. The council voted to authorize the industrial district agreement on a unanimous vote.
The ordinance authorizes the city to enter the industrial district agreement. Next steps described by staff include submittal and review of final building and site plans and coordination with county incentive paperwork.
