Commission signs off on final plat for new middle school campus on Coastal Road

The Planning and Zoning Commission approved the final plat for the Fredericksburg Independent School District middle school campus at 1401 Coastal Road, allowing recording of the plat after staff conditions are met.

Shelby (staff) told the commission the proposed final plat matches the previously approved preliminary plan and site plan, covers roughly 56 acres and divides the property into two large lots. Staff reported that public improvements are largely complete and that recording the final plat is needed to release a certificate of occupancy for the school. Staff recommended approval subject to completion of punch-list items, engineering acceptance of public improvements and adding addresses to the plat.

Shelby gave lot-size details: Lot 1 proposed at about 1,134,738 square feet and Lot 2 at about 1,229,263 square feet. Staff reminded the commission that the zoning for the site is public facilities and that the plat meets subdivision-ordinance section 4.05 requirements for final-plats.

Commissioners discussed schedule and how the final plat fits into previously approved phases. A motion to approve the final plat passed by voice vote; staff will record the plat after required conditions are met so school occupancy and related operations may proceed.
