The project: City planning staff and North Corktown representatives described a pilot involving seven single-family houses to be developed as part of a community land trust in partnership with a Bedrock-related family entity. The homes are intended for buyers earning 50%–80% of area median income (AMI). The first house at 2819 Sixteenth Street is described as about 1,500 square feet with three bedrooms and two baths, with an estimated sale price of about $257,000. Other proposed homes are estimated between $226,000 and $258,000.
Construction and accessibility: Staff said the homes are factory-produced/manufactured housing delivered and assembled on-site to lower costs. Each house is expected to have a detached garage off the rear alley; the developer proposed at least one barrier-free unit among the seven. The NEZ area was approved by Council in January 2025; city staff confirmed the parcels fall within the NEZ boundaries.
Action taken: Planning Commission staff (Chris Gulak) and petitioner Bree Williamson presented the project; the committee voted to send line items 6.9 and 6.10 to form A with a recommendation to approve (no objections). Committee members asked for a street-location clarification; staff confirmed the sites lie between Perry/Temple/Butternut and north of I-75 in North Corktown.
