The Board recommended granting a C variance for property at 241 Reynolds Avenue to construct an open deck with stairs, a generator pad, a shed pad, patio and to legalize an existing driveway. The approval includes a condition to install a seepage pit or equivalent drainage mitigation as recommended by the township engineer.
Andrew and Janine Swartz described enlarging a backyard deck to make more usable rear-yard space for their family and to provide parking/maneuvering flexibility. The Swartzes said the existing driveway was in place when they purchased the home and that they are seeking to legalize it because it encroaches into the easement/property line area.
During testimony, the applicants said they met with the township engineer, who recommended a seepage pit to address drainage. The applicants agreed to include that mitigation in the plan; the board asked that the engineer’s recommendation be included as a condition in the resolution.
No public opposition was recorded during testimony. The board directed staff to include the seepage-pit condition in the resolution; the applicants will receive a letter and then may apply for zoning permits.
