Aaron Ardmore, Provo planning supervisor, presented an ordinance proposal to rezone property at 2087 West Center from R1-8 (single-family) to the general commercial (CG) zone and described a development agreement (DA) limiting permitted uses.
Ardmore said the applicant initially tried to pursue an agritourism overlay with a reduced lot-size requirement, but after council feedback changed course to request a CG zoning classification with a DA that restricts uses to a short list — six uses in the packet — so that future operations are subject to conditional-use review and public hearings. "The main reason that had been kind of a secondary idea prior ... we changed your request to general commercial," Ardmore said, explaining the staff recommendation supporting a DA to limit impacts.
