The Fairfield Building Committee heard progress updates Tuesday on work at Osborne Hill, North Stratfield and Woods and was told supply and coordination issues could compress an already tight schedule ahead of school openings this summer.
The update came from Tim (staff member) and other project representatives, who described ongoing interior and electrical work, rooftop mechanical set‑ups and the status of exterior storefront and interior systems fabrication.
“...we're looking at, like, mid July for the system to land on‑site, which is definitely very tight,” Tim said, describing a 10–12 week fabrication lead time quoted by ArmorTech for interior systems. He said ArmorTech’s final fabrication drawings were expected shortly and that Cherry Hill would then review the drawings before fabrication begins.
Why it matters: the mid‑July arrival window leaves little float before schools open in August for installing and commissioning large systems. Committee members and contractors repeatedly framed the mid‑July target as tight but not yet fixed; several speakers said they were awaiting firm dates from ArmorTech and that coordination with utilities was also incomplete.
Key details:
- Work reported in progress: ceiling grid installation in the phase 2 area, conduit and switchgear work in electrical rooms at Osborne Hill and North Stratfield, and roof work and DOAS (dedicated outdoor air system) installations at Woods. Tim said a crane pick for DOAS units 1 and 2 was scheduled “tomorrow.”
- Delays and dependencies: Tim and others said they were waiting for final numbers and approvals from the utility provider (referred to in the meeting as “UI”); the utility approvals affect the switch‑over sequence and final electrical work. ArmorTech had returned a shop submittal on April 29 and was working on fabrication drawings; the stated fabrication lead time was 10–12 weeks.
- Contract coordination: Cherry Hill was described as the receiver of the fabricated storefronts; Ferguson was identified as a subcontractor that needs ArmorTech’s numbers uploaded into the utility/contracting system to continue work.
- Other site items: a non‑mandatory pre‑bid walk for Tomlinson’s scope drew roughly six trades; bids were due late in the month (referred to in the meeting as “the 29th”). WB Myers provided a quote to move the book room and main offices; that move was planned for the week after the last day of school (the week of the 16th), the meeting was told.
Discussion vs. decisions: the committee received reports and requested continued updates. No formal policy changes or new contract awards were made on these items during the meeting.
What’s next: project managers said they would share confirmed fabrication and utility timelines as soon as they received them and would continue to update the committee at scheduled meetings.
