Commission approves 3-lot limited planned-unit development in South Mesa

The Board of County Commissioners approved a limited planned-unit development (PUD) March 18 that will split an approximately 40-acre property in the South Mesa zone into three lots, each above the county13-acre minimum required by the limited-PUD standard.
Staff and the Planning Commission recommended approval with conditions addressing plat notes, utility will-serve letters and water-supply verification. Dan (county planner) summarized referrals from Colorado Parks and Wildlife, Division of Water Resources, Dallas Creek Water and local fire districts and said Dallas Creek reported the system was operating at about one-third capacity; the county placed a condition requiring the applicant or Dallas Creek to provide documentation to the land-use office showing adequacy of the proposed water supply or to provide purchasers a copy or synopsis of the State EngineerOffice opinion, per state law.
Three conditions added by the county attorney required (1) that easements across adjacent open space remain unobstructed, (2) a deed correction to address an omitted suffix in a prior conveyance and (3) that the applicant consult with Dallas Creek and the State Engineer and furnish required documentation prior to final plat. Commissioners discussed well-permit status; the applicant said a domestic-capable well has been constructed and the report had been submitted to the Division of Water Resources.
The board approved the application unanimously, subject to the staff and attorney conditions recorded in the staff report. The county will require water taps for Lots 2 and 3 before final plat recordation.
