Washington County Commissioners Court on Tuesday approved a subdivision variance request to divide two tracts fronting Caney Creek Road into four lots, subject to benchmarks intended to reduce flood risk for future homes.
County staff described the proposal as two tracts of roughly 27.4 and 27.445 acres in the James Stevens survey to be divided so that one rear flag lot would retain the majority of acreage with about 200 feet of frontage; the three front lots would range from about 6.7 to 7.4 acres. Staff said the site sits south of the Chadwick Hogan and Caney Creek intersection and abuts the previously platted Chadwick Hogan Estates.
Staff noted a substantial amount of floodplain along the properties’ frontage and said the county will enforce finished-floor elevation benchmarks for any homes built there as a minimum standard to reduce flood-prone damage. The court moved and seconded approval of the variance and the motion carried by voice vote.
The court’s approval allows the land-division to proceed under the variance; staff said additional flag lots or a roadway could be presented to the court later under current regulations if the owner chooses.
