The Planning & Zoning Board of the Town of Miami Lakes recommended approval of an ordinance to permit appointment-only, interior showrooms for online sales within certain residential-office districts, such as the strip along NW 150 Fifth Street, while preserving restrictions that prevent a retail storefront from operating on the street.
Staff explained that the use would let businesses show items to prospective buyers by appointment inside office space and that the showroom would not function as a publicly accessible retail storefront. “It will be by appointment only,” a staff representative said during the presentation.
Board members discussed potential impacts including parking, foot traffic near medical and service uses (the dialysis center and other offices were referenced), and public-safety access concerns. One board member noted fire-rescue concerns about parked vehicles blocking access on corridors that serve medical uses; board members said those operational issues would remain subject to existing parking and emergency-access rules.
After discussion, the board voted to recommend approval of the showroom ordinance as drafted. The roll call vote was 4–1, with Avellino Leoncio voting no and Board members De La Sierra, Robert Julia, Nelson Rodriguez and Chair Fred Senra voting yes. The board’s recommendation will be transmitted to the town council for final action.
