The Town of Miami Lakes Planning & Zoning Board voted unanimously to approve three variances for a vacant-lot project at 7260 Pointe Sienna Court, granting exceptions for front-yard impervious surface, minor pool encroachments beyond the tie line, and additional pool-deck area, subject to drainage and landscaping conditions.
Justin Teleria, planning and zoning staff, summarized the application and staff recommendation: “Staff is recommending for approval of request 2 and denial for request 1 and 3 as shown in the attached plans.” Request 2 covered pool encroachment; requests 1 and 3 related to impervious area and decking beyond the tie line.
Applicant Diego Machin and his contractor explained the practical hardship: because of the lot geometry and the garage orientation, the owner sought a dual-access approach and reconfigured driveway to allow safer vehicle movements. Machin described the difficulty of using the current garage approach and said the project was intended to improve access without degrading the neighborhood appearance.
Board members and the applicant negotiated conditions before voting. Board member De La Sierra moved to approve the three variances with conditions requiring a lateral drainage system at each driveway approach to collect and retain runoff, engineered designs subject to approval by the town’s building department, and landscaping as required by staff. The motion was seconded and carried on a roll call vote: Leoncio, Julia, De La Sierra, Nelson Rodriguez and Chair Fred Senra all voted yes (5–0).
The board recorded the conditions in the motion: engineered lateral drains at both approaches, final drainage design to be prepared and stamped by a civil engineer and approved by building/zoning, and landscape installation as required by staff. Planning staff noted that permeable pavers or engineered drainage solutions could be required if the impervious percentage exceeded local thresholds.
