The Board of Mayor and Aldermen unanimously approved an ordinance to rezone 0.89 acres east of Jordan Road and north of Murfreesboro Road (903 Murfreesboro Road) from General Office to Planned PD-6900 to formalize the Cook PUD for the nonprofit Show Hope, and they approved a development-plan resolution and a modification of standard to allow existing halo-illuminated wall signage.
Planning staff said the rezoning does not propose physical changes to the existing 6,900-square-foot nonresidential building; the applicant sought only a modification of standards to allow the existing halo-lit sign to remain. Staff noted the development meets the regional commerce design concept, exceeds parking requirements and does not trigger minimum open-space standards. Staff recommended approval of Ordinance 2025-O-5 and Resolution 2025-23 with conditions.
Councilmembers used the discussion to flag a broader sign-ordinance review. One alderman said the recurring need for sign variances created “a bit of frustration” and urged staff to return with a comprehensive sign-ordinance update; the vice mayor noted several recent public inquiries about sign illumination.
The board voted to approve the modification of standard (allowing halo lighting) and then approved the development plan and rezoning; votes were unanimous on both actions.
