Commission renews interim use permit for short-term rental at 714 Seventh Street South

The Planning Commission voted to renew an interim use permit for a short-term rental at 714 Seventh Street South, operated by Mighty Homes LLC.

Community Development Director James told commissioners the short-term rental had operated for one year with no complaints and that the applicant said the property is currently leased to a long-term tenant in the health field through August. Staff noted the interim use permit had expired on April 1; staff recommended renewal with conditions: continuing to submit lodging tax to the finance department monthly and setting the permit to expire in two years.

Commissioners asked about the code requirement that interim use permits return every two years; James said the code currently requires that timeline and that a code change would be necessary to alter it. Commissioners also asked about minimum square-footage rules for rental units; James said the rental code sets minimum room-size standards (roughly 50–100 square feet depending on occupancy) but he did not have the exact number on hand.

After a public hearing with no speakers, a commissioner moved to renew the interim use permit with the conditions to pay lodging tax monthly and to return in two years; a second followed and the motion carried on a voice vote. Staff said the renewal will be considered by City Council on April 21 for final approval or denial.
