The Fairview Planning Commission approved the final plat for Phase 1 of the Woodwick residential development (listed in the plat as Orange Shire Subdivision), which creates 23 single-family detached lots on 19.87 acres, staff said.
T squared Engineering submitted the final plat on behalf of Candlewood Cove LLC. Staff described the overall development as 31 single-family lots across two phases: Phase 1 will contain 23 lots on 19.87 acres and Phase 2 will contain eight lots on about 5.37 acres. Phase 1 will create three public rights-of-way (each 50 feet wide) with five-foot sidewalks and a grass strip between sidewalk and travel lanes. The plat shows two detention ponds and three open-space areas; Open Space 2 contains an existing wetland area that will remain undisturbed and will include a cluster mailbox and parking area.
Staff recommended approval of the final plat as submitted on May 5, 2025, subject to addressing staff comments prior to construction-plan submission. There was no applicant representative present to speak to the item, and commissioners had no questions. The motion to approve carried unanimously.
What the approval does: the vote clears administrative review steps and allows the applicant to proceed to construction-plan submission after addressing staff comments. The commission recorded unanimous aye votes on the motion.
