The Cascade County Board of Commissioners approved on April 8, 2025, an 80-by-180-foot commercial building with six separate bays for lease on Parcel Number 2020020 (geocode 02313727204040000) in a light‑industrial (I‑1) district.
Planner Julian Hasler presented the staff report and site details, saying the proposed structure would include six bays (each 80 feet by 30 feet), each with one office and one bathroom, and four parking spaces per bay (two in front, two in back). Hasler noted access would be from Vaughn South Frontage Road and that the Montana Department of Transportation has granted an approach permit (permit no. 8403). He told commissioners the property is not inside the FEMA-regulated flood hazard area shown on FIRM panel 313C0315E and is outside the Military Overlay District height restriction area.
The project applicant and owner is Michael Troyer. The county planner’s staff report concluded the proposal complies with Cascade County buildings-for-lease-or-rent regulations, that water, wastewater and solid-waste facilities will be required, and that adequate emergency and law‑enforcement services are available; the report recommended approval with conditions. The board moved to adopt the staff report and approve the proposal with the condition that the applicant obtain any required federal, state or county permits and comply with those permit regulations. The motion passed by voice vote.
The approval allows the applicant to proceed to secure required utility and construction permits and to meet any additional regulatory requirements before occupancy. The county record for the item lists the site plan, vicinity and zoning map, survey and public notices as attachments to the staff report.
