The Board of County Commissioners on April 15 approved the Sealy U Ranch Lot 3A subdivision-exemption final plat and two outright-exemption parcels with conditions that make the outright-exemption parcels nonbuildable.
Community Development Planner Hannah Zagon described the proposal: the owner intends to divide approximately 43 acres into three subdivision-exemption lots (13.909 acres, 8.65 acres and 8.5 acres) and two outright-exemption parcels (6.3 acres and 6.12 acres). Each subdivision-exemption lot is limited to one single-family dwelling; the two outright exemptions will be restricted from residential development except for road/utility or agricultural improvements. Zagon said utilities and the internal road were already in place and staff did not require a subdivision-improvement agreement.
Applicant representative Rick Johnson thanked staff and the planning commission for their responsiveness and noted draft deeds and easements had been reviewed by the county attorney.
Commissioners moved and approved the final plat with the six staff conditions, including the explicit nonbuildable annotation on the two outright-exemption parcels.
Ending: The county clerk will record the final plat after the applicant meets the remaining conditions stated in staff recommendations.
