Anderson County approves preliminary plat and small replat for Dogwood Lake subdivision on FM 323

Anderson County Commissioners Court on May 2025 approved the preliminary plat for Dogwood Lake Subdivision Phases 4 and 5 and a replat for Lots 34 and 42 on FM 323, clearing the way for the final plats to be submitted.
The preliminary plat covers the final area of the subdivision. Developer David Kilgore of Diamond J Properties told the court that the submittal includes a water-availability analysis and supporting documents for on-site sewage facilities (OSSF), and that he will correct a missing private-road number and add the OSSF notation to the final plat before filing.
Court members asked about water and septic systems. Kilgore said lots are a minimum of about three acres and that per‑lot wells and OSSF documentation are included in the application package; he said the OSSF approval will be placed on the final recorded plat. County staff confirmed they had reviewed the materials and that outstanding checklist items would be addressed on the final filing.
The court approved the preliminary plat on a motion by Commissioner Chapin, seconded by Commissioner Mims; the court then approved the replat of Lots 34 and 42 on a motion by Commissioner Hill, seconded by Commissioner Whitbanks. Both motions carried.
The developer and county staff said the final plat will incorporate the private‑road numbering and the OSSF signoff before recordation.
