The Iowa City Historic Preservation Commission approved a certificate of appropriateness to add a secondary, storefront-style entrance to 203 North Lynn Street, a local historic landmark, subject to clarification about proposed synthetic trim materials.
Staff member Anne Russett presented revised plans showing the new entrance sized to fit the existing brick opening, trimmed to match the corner storefront entrance, and using concrete steps to reflect the building’s masonry character. Staff said the design follows guidance from the Secretary of the Interior’s Standards for Rehabilitation and local guidance on doors and porches, and that staff recommended approval pending clarification on any non-wood trim.
Applicant Peter Byler described on-site mockups and said the limestone lintel that wraps the building will be preserved and that the new door surround and sidelights will be wood. Byler asked the commission to remove the note about synthetic materials; he said the only non-wood element under consideration might be a painted ceiling for the open vestibule and suggested cement board or painted tin as practical choices.
Commissioners discussed the project’s effect on the building’s character. Some commissioners noted that the new entrance occupies a location where a historic stair once stood and that the proposed storefront treatment matched the building rhythm. Commissioner Celergan moved to approve the application subject to clarification of the synthetic trim material; Wagner seconded and the motion passed.
The owner noted the stair placement will be permanent because the new egress and stairway are necessary for the building’s proposed reconfiguration.
