Jackson County to pursue selected tax certificates; staff to hand-select up to 10 properties

The county agreed to reapply for selected county-owned tax certificates that can be converted to tax deeds if not redeemed. Tax Collector Mary Carol Murdock told commissioners the list contains certificates issued from February 2019 through February 2023 and that 281 certificates will expire on June 1; the majority are in Compass Lake in the Hills.
Murdock explained the application process requires a $300 initial outlay per certificate (a $75 application fee and a $225 title search fee) and that last year the county applied for five certificates and the subsequent sales brought gross receipts of $6,100, $6,800, $5,705 and $5,100 on the properties she cited. "Initially it's $300 per certificate," she said.
Administration recommended the county staff handpick properties most likely to be redeemable or sellable; commissioners moved to authorize staff to pursue up to 10 selected certificates this round and to coordinate selections with the property appraiser and the tax collector.
The goal stated by staff is to get properties back on the tax roll and to encourage payment of back taxes; commissioners noted some properties may remain costly to develop because of lack of utilities. The board approved the motion by voice vote; staff will return with the specific list and anticipated costs for each certificate prior to initiating each application.
