The commission approved Austin’s Plat, a minor plat creating two commercial lots east of 122 Blackhawk Road; staff said the land was purchased during flood-protection work and the lots are intended for future commercial growth.
The Planning, Programming and Zoning Commission approved May 13 a minor plat (Austin’s Plat) to create two commercial lots east of 122 Blackhawk Road in the CP Planned Commercial District. Staff told the commission the land was acquired during University Avenue flood-protection improvements and is not required for the levy; the future land-use designation includes parks/open space and public uses but the plat creates buildable commercial parcels for future growth.
The total platted area is about 2.85 acres with each lot approximately 1.6 acres; staff noted a 20-foot sanitary-sewer easement and a 20-foot storm-sewer easement on the plat and recommended a sidewalk along University Avenue be included in the deed of dedication. Jamie Knudson, City Engineer, noted University Avenue is limited-access in this section and the city does not want direct access from the new lots onto University Avenue.
Staff recommended approval because the plat aligns with the subdivision ordinance intent and creates buildable parcels for growth. The commission approved the plat; requirements for sidewalks along University Avenue and any sidewalk along Blackhawk Road will be addressed when a site plan amendment occurs for development of these parcels.
