Commission approves 29,900-square-foot KW Electric warehouse east of 180 Warp Drive

The Planning, Programming and Zoning Commission voted May 13 to approve a site plan amendment allowing K&W Electric to construct a 29,900-square-foot manufacturing, warehouse and office complex east of 180 Warp Drive. Staff said the proposal conforms to the future land use map and is compatible with surrounding industrial development.
Planning staff reported the site is zoned M-2P Planned Industrial District and has been since a 2010 rezoning. The proposal includes a 23,360-square-foot office/warehouse building, a 6,540-square-foot shop building and a fabrication area within the warehouse; the site totals about 13.1 acres. Warp Drive will be extended to serve the property, which will be accessed by a concrete drive and secured by gates for private access.
The plan shows two parking areas (15 stalls and 43 stalls), truck and UPS docks, asphalt-milling storage areas and paved vehicular use areas. The engineering department requires detailed site and suite plans as part of building-permit review; the fire department advised the new buildings must meet applicable fire-code standards.
Applicant representatives from K&W Electric (Kevin Martin and Sean Wagner) attended the hearing and had no outstanding questions; staff recommended approval subject to the final site plan meeting all applicable city codes regarding parking, landscaping, screening and drainage. The commission approved the recommendation; staff will follow up on permit and technical review items before construction permits are issued.
