Louisa County planning staff propose Phase 3 amendments to land‑development rules, including subdivision, buffers and telecomm provisions

Louisa County planning staff presented a Phase 3 package of land‑development regulation amendments at the commission's May work session, outlining changes on definitions, subdivision plat standards, buffering, and telecommunications that staff said are intended to reduce future construction shortfalls and clarify county and applicant responsibilities.

"We've updated the short term rental of a dwelling section to include the RD district," planning staffer Miss Buckler told the commission, and she summarized additional changes to yard regulations, subdivision plat review, and performance guarantees.

The amendments would require plan review by a licensed engineer or surveyor for subdivision plats; require a performance agreement for new subdivisions so improvements must be completed within a set time; and clarify that the county has no obligation to install or maintain subdivision roads, consistent with state code, Buckler said.
