Plan commission approves relocation of street trees to common areas in Honey Creek subdivisions

The Greenwood Advisory Planning Commission on May 12 approved waivers allowing Lennar Homes’ Honey Creek sections 1 and 2 to locate required street trees in common areas rather than along individual lot frontages.
Kevin Sumner of Y Engineers, representing Lennar Homes of Indiana LLC, asked the commission to relocate 29 street trees in Section 1 and 23 street trees in Section 2 into common-area planting because driveways, utilities and tighter lot layouts prevent planting along every street frontage.
Staff supported the waivers on the condition that tree placement prioritize common areas with trails. The planning staff advised that all required trees will remain on-site but will be reallocated to preserve utilities and driveway access. The commission approved both waivers by unanimous votes, 8–0.
The waivers modify how the Unified Development Ordinance’s landscaping requirement (one street tree per 40 feet of frontage) is met; trees will be planted in shared open spaces and buffer yards instead of in strict linear frontage locations. The staff-recommended condition asks the developer to place trees first in common areas adjacent to trails to maximize public benefit and visibility.
The approvals are administrative actions (waivers) and do not change the subdivision layout; implementation will occur through final engineering and landscaping plans submitted during construction plan review.
