Planning commission staff briefed commissioners on May 12, 2025, about a privately initiated future‑land‑use amendment for a 2.3‑acre site at 314 North Webb Road in Plant City that would convert the site’s designation from Hillsborough County light industrial (with limited residential allowed) to Plant City Industrial.
The briefing is relevant because the proposed change would remove residential uses that are currently allowed and would alter the site’s allowable nonresidential floor area if adopted under Plant City’s map.
Krista Kelly, planning commission staff, said the property was annexed into Plant City in February 2015 but retained a Hillsborough County light‑industrial future‑land‑use designation. The applicant requests Plant City Industrial to match adjacent industrial frontage along County Line Road and to conform to the Northeast Plant City area master plan’s preferred industrial scenario.
Kelly said the current Hillsborough County designation permits limited residential accessory uses and up to 78,000 square feet of nonresidential uses. “If approved, the residential uses would not be permitted, and the square footage for nonresidential uses would be reduced to 52,000 square feet,” she said, describing how the change would both remove residential entitlements and lower the maximum nonresidential square footage under the city’s standards.
No commissioners asked substantive follow‑up questions during the briefing. The item was presented for information and will return for public hearing and formal recommendation.
