The Whitestown Planning Commission approved the Danny Hockett primary plat, a two‑lot subdivision that prepares the southern half of the Hockett property for dealership development by Ray Skillman Auto Group and a Hyundai dealer.
Why it matters: The approved primary plat subdivides roughly 16.79 acres for two auto sales sites, dedicates Ray Skillman Way along the north perimeter and designates the detention pond as Common Area A to serve both lots. The plat approval clears the way for the applicants to proceed with site and development plan permitting.
Adam DeHart, project manager with Keeler Webb Associates, described the plat and noted a minor revision requested by staff to renumber lots and relabel the detention pond as Common Area A. "This is a 2 lot subdivision with Ray Skillman Way right away along the north perimeter of it that'll be dedicated right away," DeHart said. He said Skillman Auto Group took purchase of the southern half and that the detention pond would serve both the Kia and Hyundai lots.
Planning staff told the commission the primary plat covers roughly 34.51 acres in total (the full Hockett tract) and that the applicant intended to subdivide two lots for Hyundai and Skillman while leaving the remainder with the ability to subdivide up to six additional parcels later. Staff recommended approval.
No members of the public spoke on the item. Following a motion and second, the commission approved the primary plat by voice vote.
Ending: The approval allows the applicant to file development plans and proceed toward constructing the dealership sites, with the detention pond and dedicated right of way recorded as part of the plat.
