The planning commission approved a developer’s request to increase the maximum parking on a Maryland Parkway office site, granting a waiver that adds four spaces to a proposed multi-tenant building.
The waiver, for WS250186 (Maryland GK Legacy LLC), would raise the project’s total parking from the required 53 spaces to 57. Commissioners approved the application with staff conditions after hearing a presentation from the project architect and brief questions from commissioners.
George Rogers, an architect representing the applicant, told the commission the site includes an existing office building contiguous with undeveloped property to the east and north. Rogers said the design keeps the new building away from adjacent single-family homes and provides the buffers and grading the ordinance requires. “We were able to provide all of the buffers and grading that the ordinance requires for adjacency to single family,” Rogers said. He described the project as a multi-tenant office building targeted at medical tenants but said the owner-developers had not yet begun tenant searches or construction engineering.
On parking, Rogers said the calculation produced a requirement of 53 spaces but the design yielded 57. “Staff asked me to provide a waiver request for 57 parking spaces where only 53 are required. 46 plus 15% is all I can do, but we have 4 more,” he said. Rogers said the extra spaces were added rather than increasing plaza or landscaping on the site.
Commissioners asked whether the existing building on the parcel was occupied; Rogers said it has multiple tenants, including a law firm, and that the principals are the property owners. Commissioner Judith Segal moved to approve the waiver with staff conditions; the motion carried with unanimous affirmative verbal votes recorded during the meeting.
The commission’s approval was limited to the waiver and design review before any engineering, public-works permitting, or construction drawings. Rogers said the owners have not yet started engineering work or hired him for construction drawings. The commission scheduled no additional actions on the item at the meeting.
A public comment period for the agenda item drew no speakers.
The commission noted the next scheduled meeting would be April 29.
