Council rezones southern portion of 2011 Meadowlake Road to R-2; conditional use permit for fuel station to be revoked

Conway City Council on May 13 approved ordinance O25-43 rezoning the southern 330 feet of 2011 Meadowlake Road from R-1 and C-2 to R-2, voting 8-0.
City staff reported the applicant requested R-2 to permit duplex development; the request followed a unanimous recommendation for approval from the Planning Commission. Staff noted a conditional use permit tied to the northern portion of 2011 Meadowlake Road and the adjacent east property for an automotive fueling station had been previously granted and that, should the rezoning pass, that conditional use permit would be revoked. Staff said all required legal notices and notifications were completed.
Councilmember discussion was brief and procedural; no public opposition was recorded during the council vote. The ordinance passed unanimously.
The change converts a split-zoned parcel (R-1 and C-2) to uniform R-2 and creates the zoning framework under which duplex development may proceed, subject to zoning and building permitting processes.
