Needham trust boosts small-repair grant cap to $7,000, adopts rolling applications and other changes

The Town of Needham Affordable Housing Trust voted May 6 to adopt a revised Small Repair Grant policy that increases the per-household cap to $7,000, moves the program to a rolling application process and adds contractor documentation and payout rules meant to reduce previously awarded but unspent money.

The changes come after staff review found the program has issued $194,747 in grants to 48 households since its start, but identified $59,525 that had been allocated and never spent. Combined with the fiscal 2025 appropriation of $50,000 and $5,250 in previously uncommitted funds, staff reported $114,778 would be available to re‑disburse once the policy changes were adopted. "The program has issued a total of a hundred and $94,747 in grants to 48 households," Allison, Community Housing Specialist, said while presenting the financial overview.
