BZA approves Hostetler rear-yard variance for woodworking business addition

The Marshall County Board of Zoning Appeals on May 13 approved a variance reducing the rear-yard setback from 20 feet to 8 feet so Norman (Elaine) Hostetler can add a 30-by-36-foot building with a 16-by-30-foot loft to an existing woodworking operation.
Planning staff identified the operation as a home workshop (Article 6, Section 110 of the Marshall County zoning ordinance) and recommended approval, noting the addition is consistent with the rural-agricultural character of adjacent properties, several of which have outbuildings. The Technical Review Committee recommended approval conditioned on health department sign-off.
Hostetler told the board the extra width would allow pallet and cantilever racking and safer truck unloading; he said deliveries by tractor-trailer sometimes require easier maneuvering and that he could explore a driveway-use agreement with a neighbor if needed. Staff noted that accessory buildings for home workshops are limited to 4,000 square feet; the planning review identified that some permitted additions already exceed that limit and recommended a positive evaluation of current operations as part of the approval.
Trent moved to approve the variance with staff conditions; Don seconded and the motion carried by voice vote.
