The Town of Templeton Planning Board on May 13 approved a plan to create a single new lot by transferring a small triangular parcel from the First Church parcel to adjacent property owned by the Lemire family.
Attorney or representative Alfred Berry described the application as a straightforward transaction in which the church-authorized seller (represented by David Hula in the meeting packet) conveys a triangular piece of land to property owner Zachary Lemire so he can combine it with an existing lot and create a legal frontage. Planning staff confirmed the parcel is in the Village zoning district and that the board's review found no need for a variance from the Zoning Board of Appeals.
Board members asked about frontage and whether the change would create any nonconforming conditions; staff and the applicant said the plan creates one new legal lot and does not leave nonconformities. One board member noted the existing parcel had about 57 feet of frontage and the plan adds additional frontage to make the lot conforming as shown on the submitted plan. The board moved to accept and submit the plan; the motion passed with a second from John and a recorded affirmative vote.
Staff will complete signatures and recording steps following the same administrative procedures used for other plans.
