The Planning Board voted May 12 to approve a modification to the major site plan and the Lower Impact Development special permit for a contractor facility at 200 Turnpike Road, after the applicant provided clarifications on lighting and added landscape buffer plantings.
Applicant representatives told the board they updated the plan set and confirmed that the specified exterior fixtures are available in 3,000 Kelvin color temperature. They also added planting stock and revised the grading and drainage details on the one sheet that had legibility issues in the earlier submittal. The town peer reviewer had required clearer photometric details; the applicant submitted a corrected photometric sheet showing foot‑candles and confirmed the fixtures and color temperature.
The board reviewed landscape substitutions, plant sizes and counts, and asked for the plant substitution note to specify approval by the town planner. The applicant confirmed construction is underway but currently paused; the applicant is using a temporary certificate of occupancy while finishing final items. The board approved the modification as amended and directed staff to draft the decision and conditions for signature.
Ending: The public hearing was closed; staff and the applicant will finalize the corrected plan sheets and conditions, file the decision with the town clerk and proceed with as‑built submittals and inspections before final occupancy.
