The Planning Board on May 12 unanimously approved a minor site plan application for B Tone Fitness (a Pilates hybrid studio) at 118 Turnpike Road, Suite 2.
Planning staff told the board the change of use from office to exercise facility was reviewed by town departments, including the Board of Health, which found no septic impact, and the building commissioner who advised that parking demand (3.5 spaces/1,000 sq ft) would yield the required eight spaces; the site has excess parking. Ryan Aiken, co‑owner, told the board the business will operate as a Pilates hybrid and that the owners plan to pursue any additional permits required by the Zoning Board of Appeals.
Board members welcomed the business to Southborough and approved the minor site plan without conditions beyond the standard recording, as‑built and certificate of occupancy requirements. The applicants said if zoning relief is needed they will bring those applications to the ZBA and expect to open in the August–September timeframe if all approvals are obtained.
