Bryan Planning Commission denies requested small-unit building-size variances; tables triplex use request amid parking concerns

The Bryan Planning Commission on May 5 voted to deny building-size variances requested by the Williams County Port Authority for three Bryan parcels where the authority proposed 768-square-foot dwelling units and to table a related use-variance request for a triplex until the applicant can demonstrate compliance with the city’s unit-size requirements.

Why it matters: The Port Authority said smaller units are needed to create affordable starter housing and retain young adults in the area; commissioners and multiple residents raised concerns about neighborhood fit, enforcement and alley safety. The denials leave the Port Authority to either increase unit size to meet code or pursue the matter further through the appeals process.

Port Authority representatives described the proposal as a local housing strategy for young adults and workers.
