Planning commission postpones multiple site-plan approvals pending revised materials and ordinance changes

The Spanish Fort Planning Commission postponed four site-plan items after staff said the applications lacked information needed for approval or are affected by an ordinance change.

Planning staff recommended postponing agenda item 241001 (Stagecoach Road convenience store for Bayshore Oil) because they did not have sufficient information to approve the site plan. Staff also recommended postponing two hotel site-plan applications at Eastern Shore Center (True By Hilton and TownePlace Suites by Marriott; applicant represented by BSI Inc. on behalf of Grama Spanish Fort Hospitality) while the applicants rework parking calculations. Planning staff said the hotel teams were revising parking counts and expected to submit updated plans before the next meeting.

A separate site-plan item — an application for an EV charging station at 30223 Eastern Shore Court submitted by GPD Group on behalf of Tesla — was also postponed. Staff told the commission that land-use review of EV charging stations is being addressed by an ordinance amendment later on the agenda; staff recommended postponement until the new regulation is in place or until the applicant supplies required information.

Commissioners discussed the hotel parking issue briefly; Mr. Chairman and Casey (city planning staff) said staff had spoken with the hotel legal team and that the teams were researching parking requirements and expected to add additional parking to the revised plans. No formal votes were taken on those items beyond making them “postponed” to the next meeting.
