The Spanish Fort Planning Commission on Monday approved a minor subdivision to combine Lots 28 and 29 in the Blakely Forest subdivision into a single 1.12-acre lot that will retain frontage on Atlanta Circle.
Staff told the commission the parcels are currently undeveloped except for an active building permit and house under construction on Lot 28; the proposed combined lot exceeds the minimum lot-size requirements for the R-1 zoning classification. Planner Casey (city planning staff) reported staff had reviewed the submission and found “all required documentation to be accounted for and in compliance with applicable ordinances and regulations.”
The public hearing on agenda item 250501 opened with no public speakers and closed without comment. A commissioner moved to approve the minor subdivision; the motion was seconded and carried on a roll-call vote with the commissioners present voting yes.
The approval only authorizes the lot combination under the city’s subdivision and zoning rules; any future development will still have to comply with building permits, setback rules and the R-1 zoning standards. The commission recorded no conditions beyond those noted in the staff report.
