Per the development agreement, the final plat must include a title-page note restricting the site to detached private single-family homes and prohibiting duplexes, triplexes and quadplexes; staff reported the applicant submitted an updated plat the day of the meeting with that language added.
Staff recommended approval conditioned on resolving TRC comments, providing a financial guarantee equal to 10% of the remaining sidewalk cost, and providing a maintenance bond or placing cash in escrow for defects equal to 10% of improvement costs. William Thompson, who identified himself and said he had been sworn in, spoke briefly as a representative; no other public speakers addressed the item. Board members moved to approve the plat with the specified conditions; the motion passed 5-0.
