CRA Approves $272,437 Guaranteed Maximum Price to Demolish Former Fire Station 45

The Community Redevelopment Agency on May 12 approved a guaranteed maximum price (GMP) proposal from Biltmore Construction Company for demolition of the former Fire Station 45 at 610 Franklin Street. The GMP amount is $272,437.
Anne Lopez, CRA assistant director, said the CRA acquired the property in February 2019 to support the downtown redevelopment plan. The site contains two vacant 1975-era structures not suitable for reuse; the scope includes asbestos abatement, removal of structures and site grading. Existing asphalt parking will remain and the site will serve as temporary parking or construction staging for upcoming downtown development starting in fall 2025.
Lopez said the contractor will handle asbestos monitoring and reporting. Trustees approved the GMP by unanimous vote and directed execution of the continuing-contract work order to the contractor selected under RFQ 51‑24.
