Uxbridge ZBA adopts updated application form, backs ADU bylaw change and notes Pine Ridge bond

On May 7 the Expert Zoning Board of Appeals unanimously adopted a revised zoning-application form and related checklist intended to standardize submissions and reduce missing material at hearings. The board also voted to recommend favorable action on Article 20 — an amendment to Section 416 concerning accessory dwelling units (ADUs) — at the town’s upcoming spring annual meeting, and noted that Pine Ridge Estates has delivered the required bond for the development’s phase release.
Board members described the new application as a clearer, more readable form that adds required contact emails, calls for a stamped surveyor’s plot plan in many cases, and recommends submitting architectural elevations when a structure or addition is proposed. Members discussed making the checklist a required part of any application packet and asked staff to produce a concise cover checklist that applicants must complete before the board accepts a filing. Several members said receiving PDF copies electronically, in addition to printed sets, would ease staff review and enable plan display at hearings.
A board member moved that the ZBA replace its existing application with the new version; the motion was seconded and carried on a voice vote. The board asked staff (Kelly) to prepare the checklist and to return it for review. Members said the change will make application review more consistent and reduce cases where sketch plans later require additional surveys or revisions.
On policy, the board’s representative moved that the ZBA “recommend favorable action” on Article 20, the proposed zoning-bylaw amendment to Section 416 concerning ADUs. The motion was seconded and passed; the board will report that recommendation at town meeting. Separately, the board noted that Pine Ridge Estates has delivered the bond for a previously discussed lot release; members said they will continue to monitor the project’s infrastructure completion and bonding when future lot releases are requested.
The board approved meeting minutes as amended from April 2 and then adjourned.
